WTF is the DIAMOND Service?

There’s a lot of money to be made renting in high season. Our DIAMOND service is aimed at people who own a property in the Costa del Sol, don’t live there all year round, but spend enough time at their property to make the idea of renting it a headache - not least because they have all of their personal belongings at the property.

How it works

In a nutshell: you give us your property during the high season, we empty it of your personal belongings, kit it out for the summer and rent it out for short term holiday lets. At the end of the summer we put all your belongings back where they were, conduct an intensive end of season clean, and hand the property back!

1. You decide what you want to remove from the property

As well as personal belongings like clothes and paperwork, you might also want us to remove items like mattresses, towels, bedlinen, as well as cutlery and kitchenware. It’s competely up to you.

2. We carefully pack these items and place them in secure storage

We take a full inventory and photos of everything which is being removed from the property. Everything is packed into boxes, labelled meticulously, and transported to a secure storage facility where it will remain until the end of the season.

3. We kit out the property ready for summer, and list it online!

We’ll ensure the property has everything necessary for a holiday rental, including bedlinen, towels, and kitchenware. We’ll then take some great photos and list the property online on platforms such as Airbnb.

4. We rent the property out during the summer months

You don’t need to do a thing - we’ll manage everything from start to finish.

5. We carry out an end-of-season intensive clean

At the end of the summer we’ll make sure the property has a deep clean so it’s ready for your return!

6. We return your belongings and hand back the property

We’ll use the photos we took originally to make sure everything is left exactly how it was when we first took the keys.

FAQs

Do I need a tourist licence?

Yes - your property must be registered on the tourism register in Andalucía. We can help you to obtain a tourist licence if you don’t have one already.

How long will you rent my property for?

We work with property owners that let us manage their property for a minimum of 8 weeks over the summer period.

We operate the DIAMOND service between 1 May and 30 September - for year round rental see our other services.

How much can I earn?

This completely depends on the property. We’ll be able to give an estimate once we’ve seen the property.

What are your fees?

Our standard fee for the DIAMOND service is 45% of the rental amount. This covers everything, including offsite storage, end-of-stay cleaning, bedding/linen, and even kitchenware if needed.

Are there any extra fees?

If you want us to store your mattress and provide a temporary one during the rental period, we charge a small additional fee for this. Other than that - there’s no extra charges.

When do I get paid?

Every two weeks we will send you a full statement and will make a payment to your bank account.

We have a complete open book arrangement, so you can see the full details of every booking at your property.

How about tax?

Rental income earned from property in Spain is subject to income tax, however the amount payable will depend on your country of residency. We can help to ensure you are fully compliant in Spain.

Where do you store my things?

We use a secure storage facility based in Fuengirola. If you need access to your belongings during the summer period, just let us know and we will arrange it.
